Managing Complex Challenges Across 30+ Buildings

For several years, we’ve partnered with Villa Marina to maintain a complex of 30+ buildings, each with unique roofing styles and structures. This project requires precision due to the range of roofing types, transitions between flat and shingle sections, and the large scale of work.

Environmental factors added challenges: nearby trees led to severe gutter clogging, causing standing water, debris buildup, and damage to drainage systems. To prevent water damage, we performed extensive roof maintenance and fixed the drainage. On flat, torch-down sections, we applied silicone restoration to over 10 roofs to ensure durability and prevent leaks.

Many roofs had issues like shingle wear and granule loss, and some required full shingle replacement. Preserving aesthetic symmetry and structural integrity across varied designs required careful planning and skill.

To support long-term durability, we implemented a maintenance plan with regular gutter cleaning and inspections twice a year, reflecting our commitment to quality at Villa Marina.
